Why Coomera bond cleans are different
Coomera has grown around the train station, Westfield Coomera and Dreamworld, and most of its rentals are family homes and townhouses rather than units. Some are only a few years old. Others have had the same tenants for a long time. Either way, a family home that has been lived in properly needs more than a quick once-over at the end of a lease:
- Years of use, not months. Longer tenancies mean more build-up in the oven, the rangehood, the shower screens and the grout than a twelve-month unit lease.
- Kids and walls. Fingerprints, scuffs and pencil marks along hallways, doors and light switches. We spot clean them. Paint damage and holes are a job for a painter or handyman.
- Pets. Hair in carpets, skirting boards and air conditioning vents, and many leases ask for a flea treatment if pets have been kept.
- Ducted and split air conditioning. Vents and filters clog over a Gold Coast summer, and agents check them.
- Garages and patios. Double garages and alfresco areas are standard here. The patio is swept as part of the bond clean. The garage is not included, but a garage clean can be added when you book, from $90.
- Double storey. Many Coomera homes and nearly all townhouses have stairs, which adds time and a $150 surcharge.
Yards are not part of a bond clean. Mowing, weeding, pool cleaning, driveways, decks and gutters are usually the tenant's responsibility under the lease, but they are done by a gardener or handyman, not a cleaner. Leave time for them before the final inspection.

What we clean
The same room-by-room standard your property manager inspects against: oven, rangehood and filters, bathrooms and shower screens, wardrobes inside and out, window tracks, skirting boards, light fittings, ceiling fans and air conditioning filters, doors and architraves, the staircase, the patio, and every hard floor vacuumed and mopped.

Where bonds get held back in Coomera homes
- The oven. The most common deduction anywhere, and a family oven after a few years of use takes real time.
- Shower screens and grout. Soap scum and mould in the silicone, especially in a busy family bathroom.
- Walls, doors and light switches. Marks at child height through hallways and bedrooms.
- Air conditioning vents and filters. Easy to forget, and visible on an agent's inspection photos.
- Pet hair and fleas. In carpets, under beds and along skirting boards, plus the flea treatment receipt if your lease asks for it.
- The staircase. Treads, risers, the handrail and the balustrade.
Questions we get asked
- How much does a bond clean cost in Coomera?
- A three-bedroom, two-bathroom single-storey home is $850 and a four-bedroom, two-bathroom is $1,100. Double-storey homes, townhouses and duplexes add $150, so budget $1,000 and $1,250. All prices include GST.
- Do I need flea treatment when I move out?
- If pets have been kept at the property, many leases require a flea treatment. Check your lease. We can add it when you book for $200.
- Do you clean the yard, patio or garage?
- The patio or alfresco area is swept and cobwebs removed as part of the bond clean. A garage clean is an optional extra from $90. Yards, lawns, decks, driveways and gutters are not part of a bond clean.
- Can you get marks off the walls?
- We spot clean marks on walls, doors and skirting boards as part of every bond clean. Paint damage, holes and stains that won't clean off need a painter or handyman, not a cleaner.
- How long does a bond clean take for a Coomera house?
- A three-bedroom, two-bathroom home usually takes about six hours. Double-storey homes and properties that have been lived in for several years take longer, and we will tell you before we start.
- What if the agent isn't happy?
- Tell us within 72 hours of their report and send us a copy, and we return within 72 hours to fix anything within our scope, at no charge. Full details are in our terms.
