Why beachfront apartments are different
Surfers Paradise and Main Beach are almost all apartments, many of them towers facing straight onto the ocean. Onshore wind carries salt spray up the building, and it dries on everything outside. Over a twelve-month lease that builds into a hazy film on balcony glass and white crust in the door tracks. A general clean that only covers the inside of the apartment leaves all of it behind.
These are the areas we focus on in a beachfront bond clean:
- Balcony glass and glass balustrades. Salt film makes glass look dirty even after a wipe. It needs washing off properly, not smearing around.
- Sliding door and window tracks. Salt, sand and grit pack into the tracks and drainage holes. Agents run a finger along them, and stiff doors get noticed.
- Flyscreens. Salt and dust clog the mesh. With our external windows, flyscreens and tracks extra, we remove the screens, wash them and refit them.
- Balcony floor and ledges. Tiles, drains and ledges collect sand and salt crust, especially on lower floors near the beach.
What we can and can't reach. We clean glass that can be reached safely from inside the apartment or from the balcony. Glass on the outside of the building that can only be reached by rope or swing stage is cleaned by licensed height-safety contractors, usually arranged by the building manager. If your lease mentions external windows, check with your property manager which glass it means.

What we clean inside
The same room-by-room standard your property manager inspects against: oven, rangehood and filters, bathrooms and shower screens, wardrobes inside and out, skirting boards, light fittings, air conditioning filters, doors and architraves, and every hard floor vacuumed and mopped. Coastal humidity also means mould in shower silicone and grout builds up faster here, so we pay extra attention to the bathrooms.

Moving out of a tower
- Lift and loading dock bookings. Most buildings need them for moves. Tell us your window and we will work to it.
- Parking. Many towers have no visitor parking. Let us know if there is a car space we can use.
- Building access. A swipe card or a key left with reception is fine. You don't need to be there.
- Holiday letting buildings. If your building also takes short-stay guests, the building manager may have set times for contractors.
Questions we get asked
- How much is a bond clean for a Surfers Paradise apartment?

- Do you remove salt film from balcony glass?
- Yes. Balcony glass, glass balustrades, sliding doors, window tracks and flyscreens that can be safely reached from inside the apartment or from the balcony are cleaned when you add our external windows, flyscreens and tracks extra. Flyscreens are removed, washed and refitted.
