Why there is so much bond cleaning in Pimpama
Pimpama has grown faster than almost anywhere in the country. The population went from about 9,400 in
2016 to roughly 24,600 in 2021 — more than two and a half times over in five years — and it is still building. Most of what went
up was house-and-land in new estates, much of it bought by investors.
That produces a rental market unlike anywhere else on the coast. Around seven in ten Pimpama
homes are rented, against roughly three in ten in a settled suburb like Runaway Bay, and the median age sits
in the twenties and thirties. Leases here are usually twelve months. People move in, start a family or change jobs,
and move on.
For you that is mostly good news. Short tenancies mean less build-up than an older rental — we rarely
strike the kind of neglected oven that attracts an additional charge out here. But new estates bring their own
considerations:
- Almost everything is double storey. House-and-land on a small lot goes up rather than out. That
adds $150 to the price, and it is the single most common surprise on a Pimpama quote — so it's flagged below rather
than buried.
- Carpet upstairs, tiles downstairs. The standard layout in these estates, and it works in your
favour. You only pay to steam clean the carpeted rooms, not the whole house.
- New finishes show everything. Matte paint marks, large-format white tiles streak, and frameless
shower screens show every water spot. A three-year-old house is not automatically a quick clean.
- Two and three bathrooms. Standard in a four-bedroom Pimpama home, and bathrooms are the slowest
rooms in any bond clean.
- Double garages and stairs. Both standard, and both take time.
- Investor-owned, agency-managed. Most Pimpama rentals are handled by an agency with a formal exit
report and photos, so the inspection tends to be thorough and written down.
What a Pimpama bond clean costs
These are our actual prices, not a starting point that changes when we arrive. All include GST.
Add $150 if the property is double storey — which in Pimpama it usually is. The
same $150 applies to townhouses and duplexes. A typical three-bedroom, two-bathroom two-storey home here comes to
$1,000, and a four-bedroom to $1,250. We would rather you knew that now than found out on the day.
Smaller townhouses and ground-floor units start at $600, and a three-bedroom, one-bathroom property

Count your carpet properly and save money
This is the one piece of advice that saves Pimpama tenants the most, so it gets its own heading.
Carpet steam cleaning is charged per room. Because these homes are tiled downstairs, the rooms that
need it are usually just the bedrooms and the upstairs landing — not the lounge, not the dining, not the hallway. On
a four-bedroom home that is often four rooms rather than seven, and the difference is meaningful.
When you book, count the carpeted rooms as you walk through, not the total number of rooms. If you
are not sure, tell us and we will work it out on the day rather than charging you for floor area that is tiled.

Where bonds get held back in Pimpama homes
The items that come up on exit reports out here are different from the older suburbs, because the
properties are different:
- Shower screens. Frameless glass is standard in these builds and shows every water mark. The
most commonly written-up item in a new home.
- Grout in large-format tiles. Wide tiles mean long, straight grout lines that show up clearly in
inspection photos.
- Scuffed walls and skirting. Modern matte paint marks easily, particularly in stairwells and
hallways where furniture has been carried through.
- The staircase. Treads, risers, the handrail and the balustrade — often missed entirely, and
impossible for an agent to miss.
- Rangehood filters and the oven glass. Between the glass panels especially.
- Air conditioning filters. Ducted and split systems both, and used year-round here.

- How much does a bond clean cost in Pimpama?
- A three-bedroom, two-bathroom home is $850 and a four-bedroom, two-bathroom is $1,100. Most Pimpama rentals are double storey, which adds $150 — so budget $1,000 and $1,250 respectively. Single-storey homes and ground-floor properties carry no surcharge. All prices include GST.
- Why is there a surcharge for double storey?
- Stairs. A two-storey home takes noticeably longer than the same floor area on one level — equipment goes up and down, the staircase itself has to be cleaned, and there are usually more bathrooms. The surcharge is $150 and it is the same whether the property is a house, townhouse or duplex.
- Do I need carpet cleaning for a Pimpama rental?
- Usually, but not for the whole house. The standard layout in these estates is tiles downstairs and carpet upstairs, so you generally only pay for the carpeted rooms. - My rental is only a few years old. Is it a cheaper clean?
- Not usually. A newer property has less built-up grime, which helps, but new finishes show more: matte paint marks easily, large-format white tiles show every streak, and frameless shower screens show every water spot. The price is based on the size of the property rather than its age.
